The 5 Madison Tower is considered a national landmark. The tower, was originally intended to be used for commercial office occupancy. Its current footprint and column spacing is no longer suited for office space, and as a result, it has been nearly vacated by its past tenants.
The Tower is connected to a larger structure called the South Building, which is fully occupied by financial companies.
In an effort to maximize its value, MetLife needed to investigate the possibility of converting the tower to residential occupancy. Dagher Engineering was engaged to prepare a feasibility and DD package for separating the utilities and electro-mechanical services, without interrupting or reducing the redundancy of those services feeding the South Building. This was particularly difficult since some of the Tower’s systems also feed the South Building, while some of the South Building’s systems feed the Tower.
Dagher Engineering has been awarded a Platinum Award for presenting this project to the American Council of Engineering Companies of New York.
