When Robert Burns, Founder of the Regent Hotels chain, decided to restore a historic property on the shores of Lago Di Guarda, in Gargnano, Italy, Dagher Engineering was called upon to design the MEP systems. The owner required a system that would provide all the amenities of luxury high-end hotels. The challenge was to design systems that could neither be heard nor seen, without affecting the architecture and landscape of this historic property.
Our design incorporated a four-pipe chilled and hot water system fed from a central plant located away from the hotel grounds. In an effort to conserve energy while enhancing system operation, lake water is used to provide winter cooling if required, or condenser water during the summer months. In an effort to further reduce energy consumption, the chillers are equipped with de-superheaters, which provide the energy needed to produce domestic hot water. Given the large amount of fresh air required at the property, the design takes advantage of energy recovery systems to further reduce energy consumption. The entire property is equipped with an intelligent energy management system, which continually optimizes power consumption.
The MEP systems for this property are an example of how comfort and conservation can be seamlessly integrated without adversely affecting construction and maintenance costs.
