LEED GOLD CERTIFIED
Located in Manhattan’s SoHo district, this former 152,000 square-foot industrial/manufacturing building, built in 1913, was renovated to provide tenant space for showrooms, offices, and light industrial space in a loft setting. The renovations included façade restoration, state-of-the-art heating and air conditioning systems, new windows, restrooms and elevators.
Sustainable tenant guidelines were also created to maintain the green integrity of the building. Many tenants that have moved into the building since its renovation have made the decision seek LEED certification within their leased spaces.
Dagher Engineering was engaged to perform the Electro-Mechanical retrofit for this property, which included LEED Gold certification for the core and shell construction. Green strategies implemented included:
- 30% water use reduction;
- 35% reduction in lighting power density natural ventilation;
- 26% of materials are salvaged;
- 23% of materials have recycled content;
- 20% materials manufactured and extracted regionally;
- Daylight and views for over 90% of spaces;
- $20,000 + NYSERDA rebates; and a
- Green roof.
