Converting an 1886 school building into a modern office space is no small feat, but practically doubling the square footage and achieving LEED Gold certification without interfering with the building’s historic façade is a huge achievement. Working closely with Croxton Collaborative Architects, we redesigned the MEP systems of this landmarked “Massachusetts Cultural Resource” for the new Iredale Mineral Cosmetics Ltd. headquarters. The attic and the cellar were rehabilitated for additional square footage, and careful consideration was taken to provide daylight into all regularly-occupied room. Utilizing a combination of multi-split heat pumps supplemented with perimeter radiation to distribute inside air proved much more efficient than traditional HVAC design. Croxton estimates that the building will achieve a 46% energy reduction over traditional construction.
